HPH moved up 14 places to move from the nations 109th largest builder to the 95th largest in 2008. As we navigate the challenges in our market HPH continues to see strong appeal for our homes and neighborhood locations as well as demonstrating operational efficiency that will position the company well to take advantage of the market after the current slowdown.

Great news

Homebuyers starting to return to the market

Thanks to record low mortgage rates and declining home prices, 55 million families-or half of all U.S. households-can afford today's $200,000 median-priced new home, according to figures released by the National Association of Home Builders (NAHB). Based on data from the U.S. Census Bureau comparing home prices, mortgage rates and minimum income needed to purchase a median-priced home in February 2007 and February 2009, a typical family today can purchase a house with $20,000 less in household income and save nearly $500 per month on their principal, interest, taxes and insurance. The number of households that can afford to purchase a home today is 55.4 million, compared with 38.4 million two years ago, according to figures compiled by NAHB. Entering the crucial spring home buying season, there are other signs that buyers are starting to return to the market. Single-family permits were up 11 percent in February, new and existing home sales also posted gains and the huge inventory backlog is being slowly whittled down.

B'ham area home sales jumped 28% in February!!

Birmingham-area homes sales rose 28 percent in February over the previous month, according to the Birmingham Association of Realtors. Compiled with data from the Birmingham Area Multiple Listing Service, the area saw 725 homes sold last month, up 28 percent from January. Inventory of homes for sale is still headed in the right direction. Inventory totaled 10,475 in February, compared to 11,919 a year ago. For the month, the southern portion of the city had the most sales, with a total of 310 sold. That was followed by the eastern portion with 215, the western portion with 147 and the northern portion with 53.

The tunnel at our entrance is looking so good. They are moving all of the dirt over the tunnel now and then they will be moving the road back over the tunnel and the by-pass around it will be taken up and they will be able to dig out the other end and put the end cap on the tunnel and we will be able to walk to the other side of County Rd 52.

We have written more contracts this week.

We have new promotions on some of our houses. All of our inventory homes will have at least $6,000 off or that can be used toward closing cost or to buy the interest rate down.

We have had another exciting week in our community we wrote 2 contracts this week and we are seeing so much more traffic and people that have sold their homes. The tunnel is being put in right now at our entrance. It is going to be so large and from what I understand it will be awesome looking. Helena continues to amaze me with their progress and their sense of community .

We have had a lot of traffic this week and we sold 2 homes. We also have 2 homes under construction and they are Delaney's. This is a great floor plan. It has a large master on the main level and 2 bedrooms up with a good size loft. We will soon be starting some Vintage lll homes and the first 10 sold so quickly.
